Framing and Tie Connectors

Purchased our lumber package from Mobile Lumber. They provided us Select package of nice and straight lumber made of Southern Pine. Simpson Tie Connectors used for all Connectors followed by a truss / connector plan for wind load.

Waterproofing

We used the Zip System Wall Sheathing. A revolutionary new approach to building enclosures, ZIP System® sheathing and tape streamlines the weatherization process with an integrated air and water-resistive barrier that delivers moisture and air protection in one easy-to-install system.

Plumbing & Gas

PEX Water lines and Quality PVC for Drainage.2 Renai tankless Hot water heaters and 1 with a circulating pump for endless Hot Water. Separate 1 in. water Line to the backyard for high water pressure. Gas Run to the Outdoor Kitchen for a BBQ pit. Gas Fireplace installed.

Insulation

Fiberglass Batts in all walls

Blown-In Attic Insulation

No Foam in the House so No issues with insurance or Termite bonds.

Windows and Doors

Provia French Front Door with Impact Glass. Solid Wood 2 panel interior doors. PGT windows with Impact Glass. We Custom Built a Pantry Door from a 1940 reclaimed Door from Alabama.

AC,Heat, Ventilation

2 Trane AC/Heat units for Quite and Low power usage saving you money on your electric bill. 1 Mitsubishi unit for Master for additional cold air. Ventilation Through Hardy Soffit.

Cabinets

The Cabinets in the entire home are Custom Cabinets made of Solid wood and Premium Beech Plywood. These cabinets were built locally.

Beams

The Beams in the House are all Sinker Cypress Beams. These were all pulled up in the Atchafalaya Basin in Louisiana. The beams date back over 800years. Check out the Beams!

Countertops

We sourced our countertops from a local provider. The Countertops and fireplace are made of a Marble White Rhino Honed material. The Kitchen Island is a Quartz by Easy Stone Statuario Marina and the Bathrooms with a Natural Quartz Calacatta Miraggio Cielo. Finally the Outdoor Kitchen with a Black Pearl Granite.

Siding and Columns

We sourced 2 different materials for Siding and Columns. The Lap Siding is a Smooth Hardie Plank made by Hardie. The Transitional Siding is a Hardie Shingle Siding. The Columns are made of a smooth Hardie Panel.

Porch Ceiling

All of the Porch Ceilings are made of Cypress Ship Lap.

Smart Home

The Home is set up with Smart Switches controlled by Apple Home, Alexa, or Google. The switches can be automated and given you control of your home while you are away.
